Dan Litvin of Advantage Lending Corporation was recommended to me by a coworker who had used him when purchasing his first home, and who spoke highly of Dan’s attention to detail and ability to explain the process of obtaining a mortgage. As a first time homebuyer myself, these attributes were very important to me, and Dan not only lived up to this reputation, he exceeded my expectations. For example, during our first conversation, Dan talked me through the major steps in buying a home, and he provided a ballpark estimate of what I could expect for closing costs based upon the price range in which I was looking. He wanted to make sure that, before deciding on a down payment, I kept enough money in reserve to cover the closing costs. Ensuring that I was informed and preventing surprises were hallmarks of my experience with Advantage Lending Corporation. Along the way, I was advised of the steps I needed to complete—like obtaining homeowner’s insurance—and the deadline for each that would allow us to avoid delays. Additionally, Dan made himself available beyond normal business hours to answer questions that I had. Being unfamiliar with mortgages, I tended to ask naïve questions, but Dan promptly answered them all and never expressed frustration. On the contrary, he would clearly explain the positives and negatives of each choice, such as whether to lock the interest rate or let it float, and he would wait on me to decide of my own volition. When my limited credit history disqualified me for a conventional loan, Dan ably navigated the increased requirements of a HUD FHA loan, and he made me aware of when I could refinance into a conventional loan and remove the monthly mortgage insurance costs embedded in my initial loan. In the end, Advantage Lending Corporation was able to secure the loan I needed in a timely manner and take of all the details such that I had zero surprises at closing. I would highly recommend Advantage Lending Corporation, and I plan to use them for my future mortgage needs, as did that same coworker of mine last spring when he needed to purchase another home.

I recently purchased my first home and was actually working with another lender only to find out last minute that they could not support me on a 203K loan. I then found Dan Litvin through Google and it was a wonderful experience. He was very professional and did everything in his power to meet our closing date. Since this was my first time going through such a process, I appreciated that he remained very patient and always answered my millions of questions! When I did not understand something during the purchasing process, I would call Dan (even if it was not specific to a mortgage question) he would answer my questions and even send follow up emails/phone calls to make sure I had everything that I needed. Having Dan as my lender helped to make my home buying process less painful. I would highly recommend him to anyone in need of a mortgage. He knows what he is doing and has your best interest at heart the whole entire way!

Dan was my broker for a 203k FHA mortgage on a foreclosed home we won at auction. His familiarity and patience with this complicated of a loan was in my opinion the only reason we were able to close on it. Through every hurdle and challenge, Dan was there explaining everything completely and even doing a lot of the leg work that our agent and closer should have been doing. He absolutely went the extra mile time after time. The whole experience felt more like working with a friend then with just any mortgage broker. You will never have to wait for anything from him. He promptly returns calls and emails. I would highly recommend him to anyone and will most certainly seek him out again when I go to refinance. If you are considering a 203k or any other type of mortgage, you should give Dan a call.

My husband and I have known Dan Litvin for years :) He is our "mortgage guy" but also a very dear friend to us. He has not only helped us with our mortgage but many other purchases that we have made in the past as well. He is the type of guy that will work so hard to get your mortgage rate to where you want it to be. He has not only saved us a ton of money on our mortgage, but when he knows that it is suitable for us, he ALWAYS calls, to ensure that we have the best rate that we can get, and he works very hard at it. He is a reliable hard worker and is very knowledgeable about the mortgage business. Dan & I were in a Tennis league and our one time clash in the tennis court built a strong foundation of friendship. When it came for buying our Second home, my go to guy was Dan - He not only helped me in getting the best deal in the market with the best interest rate from the mortgage banks but also referred to one of the best real estate agent.
