The process of buying a home with Box seemed great at first but turned into a nightmare. The rate was good and they promised to close within the 35 days we had agreed upon with the buyer in the contract. They continued to say this up until 2 weeks to close and at which point they told us they neglected to schedule an appraisal, which now could not be scheduled until after the closing. This was followed by a scramble in which the loan officer at one point asked if i could find an appraiser for them (totally unprofessional). They scrambled and were able to get a appraisal done, but the problems continued from there. Two days before we were scheduled to close the Company finally got around to reviewing our documents we had provided within the first week of the financing process. They began making additional requests including support for transfers that they could have seen from the beginning, which caused my family to take time off work to get the remaining documents necessary. Even after we worked hard to get the documents requested, more documents were needed due to errors on the underwriters side. In the end we were told it would be impossible to close on time, and we would not be conforming to the contract terms with the seller (i.e. we could have lost the house). After a lot of back and forth and many phone calls we finally got a manger to push through the clear to close. However the issues did not stop there. The Company did not know the closing rules in Washington vs. Utah both states which they are have licences. What they called "Closing" was not sufficient to meet the requirements for Washington, and we at the last minute needed to request an extension from the seller. Again we could have lost the house. Subsequent to our required closing day (thankfully the seller extended), Box continued to ask for support including one such instance where a "9" in the date 9/1"9"/2016 looked like 9/1"7"/2016 on a form that simply said I had no other known addressed. While I know precision is important, it was one more delay that put our house at risk on a form that really was fairly insignificant. Luckily in the end it all worked out. But the experience was terrible. The Company consistently delayed looking at Underwriting requests to the very last minute. Both our loan officer and processor were constantly unreachable via phone or email, causing undue stress. And when we did reach them by phone it was constantly the blame game on why things were not getting done timely, often the finger being pointed at us their customers. Again I would not recommend using Box Mortgage. It is not worth the incremental savings a slightly lower interest rate will get you compared to the stress and frustration you will feel working with this company.

We would most assuredly recommend Box Home Loans. The team that worked with us from the start to finish were friendly and dedicated. Unfortunately, through no fault of BHL, we encountered a huge blip in the form of a very unprofessional appraiser, who created a great deal of unnecessary anxiety for us and challenges for the team. Kudos to Tris, the loan processor, who worked tirelessly into the final hour. Corey Games was the initial contact and was a trooper in patiently answering our questions and providing us with the information to feel confident that we were doing the right deal. When things started to look grim because of not being able to getting the appraisal completed he got an extension on our lock in. Having to postpone leaving on a long planned vacation, our window was closing. Tris encouraged us to leave and that we could do the final closing remotely; we closed in Cortez, CO, a long way from the NW. We appreciate, too, the leadway given by the investors when the appraiser did not comply with their request in a timely fashion . Carly and Mike were also helpful and great to work with in their particular roles in the complicated process. Checked out accounts last week from South Dakota. The $ had been dispersed. We are happy campers, literally.

After 100 days and over $500 they never got the loan completed for me. It was a total waste of time and money. I was a repeat customer for this refinance of my personal home. My loan to value was 66% and my credit scores are 800. This should have been a slam dunk for Box Home Loans. The first problem is nothing happened for the first 60 days. I was two days from my closing date and I called them up and asked if I was closing. They had not even started on my loan!! I had sent an email for an up date after 30 days. I received back a very long nasty response and I want to quote some of it for you. "... I respect you wanting to close ASAP but I want you to know that this process takes 50-60 days.. but It actually only takes 8 business hours to process a loan....at any given time we have 800 loans in our pipeline all of which need our attention.....(but not mine).....after we receive your documentation the file sits.......(yes mine ended up siting for 100 days).......The good news is you will get a great rate!" So after this response I decided to let them do their job and look what happened. NOTHING! I never closed!! Rates are great, everything else was terrible. Never again!

I had a poor experience with Box Home Loans. The communication was poor and I felt like I had to constantly reach out to my loan officer about the status of the loan. The amount of paper work that I was required to send in to prove I had the money to buy the home was ridiculous. All of that was frustrating, but I could have looked past most of it. The thing that pushed my satisfaction with Box Home Loans so low was at closing the amount of my monthly payment and the amount I needed to close was higher than the figures that were given to me by my loan officer and the online application. Luckily I had the money to cover the difference, but I was caught off guard in the title companies office with my real estate agent. I did some digging afterwards and there was a mistake Box Home Loans had made dealing with my taxes and was found hours before closing. They had updated the documents to fix the error, but no one called me to let me know of the change. I hate leaving such a negative review, but I think it is only fair for future customers to know how my experience was.

I am extremely satisfied with the support I got from the box home staff during my loan application and closing phase. As a first time home buyer there were some anxious moments but the staff responded in a timely fashion to resolve queries and questions. I started working with Box on my loan before I bought the house and got pre approved. I was pushed to go for another lender by the builder and the fact that I stuck to box home is a testament to the customer relationship that box home established with me. The lender that I was referred to by the builder was sitting a few blocks from where I work and the fact that I could just drop by during my work hours and get my queries answered in person was tempting enough to go with the prescribed lender but Shelly S and Shelly L assured me that every thing would be smooth if I go with box home loans and they kept there promise. I would definitely recommend boxhome loans to my friends and also Box will me my first stop in case I need to refinance

Overall it was a great experience. Everyone was nice and always willing to answer my questions. They clearly have a process and I believe that they make having a great loan experience and being low cost a reality. The two things that keep it from a 5 star rating were first, when we got ready to lock we locked with zero closing costs but as we progressed it ended up having about $500 in costs and while that is not a lot of money It was just disappointing to think no costs at closing to having costs at closing. I would rather them told me there would be $1,000 then have it be $500. The second thing was they have a standard process and for a highly analytical person like my self they generally did not talk about different options or why their process was the way it was. Some people might prefer it that way but i would have preferred more explanations along the way even though they did answer all my questions when i asked it was just more reactive then proactive.

I loved our experience with Box Home Loans. The specialists new what they were talking about, they were extremely efficient, and even answered questions or responded at late hours of the day. Their website is one of the best. It is incredibly simple and convenient to use. I loved that I had the ability to know at all times simply by signing in what tasks I needed to accomplish to keep the process moving. I love the web-only set up. There is no need to ever sit down at a brick and mortar as everything is done through the web. On top of all that convenience, it was way cheaper than our primary bank or the other lenders we have worked with in the past. They also gave me a discount through the company I work for. I loved the rate schedule and the loan cost explanations. This is a great product and I would definitely recommend them to anyone.

My friends recommended Boxhomeloans and said I should use them. I just closed on my new house, and it was easy to do. Their online system was easy to upload documents into, easy to track my progress, and their weekly emails or phone calls kept me up to date on the progress. We were ready to close almost two and a half weeks after we started the process. My realtor and title company had never worked with Boxhome, and during closing they both remarked on how smoothly the process had been and how much they appreciated the constant communication, emails or texts, they received. The title person told me the fees were really reasonable compare to others she had seen. The fees I was charged was fairly close to the fees quoted, and there were. I surprise or hidden fees. - Laura

The rate and details of the loan were great; however customer service was awful. They did not have time to answer questions and were often rushed. The loan officer was very short with me one day; and informed me he had other clients. The concerns about are paper work we had were never taken care of even after server emails and calls with promises that it would all be right on the closing documents. I often felt as if the team was hostile; in there tone and how rushed they were. Communication between their team members seeded non existent at times. Several times we told are loan officer something only to have another team member call and ask the same question again. I would use them again if it saved me a buck; but not look forward to the service I would receive.

The overall experience working with Box Home Loans was nice. They were relatively quick and kept us informed throughout the process. We specifically wanted to work with a local Utah company and avoid (hopefully) the pitfalls associated with other larger lending institutions. We were assured that Box Home Loans was the lender and it was advertised how great it would be to work with a local lender. This did not turn out to be true. Box Home Loans sold our mortgage to a different company in California before our first mortgage statement arrived. You should be aware that all of the "Work with a local company!" and "We are the lender!" stuff you hear on the radio is not guaranteed. You cannot know who will own your mortgage when you work with Box Home Loans.

I was wary to use Box at first since they are an online lender and I thought it would be difficult to navigate the process. I was wrong. Box was in contact with me every step of the way, always responding quickly to questions, and proactively reaching out to ask if I had any questions or concerns. They are also very fast, I was able to move my closing date two weeks earlier than planned without any issues. Finally, the rates are great, and they truly are up-front and transparent about all costs (the appraisal cost and credit report fee that so many below complain about is displayed right on the front page of your account). There were no hidden surprises on closing day. Fantastic experience!

For now, I rate this 0 stars, (its 1 star above because you cant post without clicking at least one star) due to the simple fact that once you visit the site it boasts a 4 minute process from start to finish (receiving your pre-qual letter to print). This is not true. No pre-qual was given in that time and no letter to print, as stated. Instead, they want to call and it goes from there. So, you pay $13 to pull a credit score and it asks a question or two for verification...yet, no pre-qual given. The whole point was for a "no hassle" pre-qual that does not take a lengthy time to receive. #LIES
