My wife and I had a master plan to sell our San Diego-area residence and use the proceeds to live mortgage-free in Columbus. Things changed once we actually started looking for homes. We became picky to the point where it increased our price range. I wanted a home with a great room and my wife wanted a yard with mature trees. Then came a finished basement; then came wood floors; then came a bathroom with a jet tub…blah, blah, blah. So we needed a mortgage. But there was one big problem: I do gig and contract work. My wife is a stay-at-home mom. For tax and mortgage purposes, I’m considered a small business. Lenders strongly prefer applicants with traditional W-2 employment. The days of bankers giving out mortgages like Oprah gave out cars are long gone. Even worse, I had only officially been in business full-time for a year. Banks require two years of business tax returns just to pre-approve a mortgage. In short, our chances at a mortgage and our dream home did not look good. But Jeff Smith made it work. After the big banks told me I needed two years of self-employed tax returns, Jeff said he could close our mortgage with my upcoming tax transcript as proof of income. And he did just that. Sure, the process was tedious and there was a lot of documentation involved (client contracts, letters of confirmation from clients, 1099s, etc.), but Jeff guided me through each step and always responded right away via text, email, or phone; he even worked a weekend to ensure I could get a pre-approval letter to make an offer on a very competitive home that had just hit the market. In the end, our offer was accepted and we now own the home. I highly recommend Jeff Smith and First Ohio Home Finance to anyone seeking a mortgage, especially those who have less than ideal circumstances. He is pleasant yet very determined in making sure you close on your home in a timely fashion.
