I originally started working with my bank/employer to see what they could do for me. They said they need 20% down, but I was hoping for closer to 5-10%. I was told by a previous mortgage broker that we cannot do conventional because of an old home foreclosure 5 years ago. The house we want would only do conventional. But Joe was able to show us how we could do an FHA loan, and even walked the seller and her agent through the process for the home we wanted to be OK for FHA! The sellers agent had over blown what was required to pass for FHA due to her own misunderstanding of FHA appraisal rules. Joe went the extra mile to get us the perfect home. My friend suggested I try him for a second opinion after they had a great experience, and I did too! I will be forever grateful, and strongly suggest anyone in need of a loan contact and experienced loan officer like Joe, and avoid the banks (when even I work at one).
