To whom it may Concern: We recently reached out to Source-Capital to procure financing for a building owned by a client of mine dealing with a messy probate situation. An 8-year probate nightmare with numerous lawyers and a myriad of unresolved issues. Little did I know, there were more significant challenges that we would need to overcome along the way. Sacha was most helpful from the beginning of the process all the way to the end. It was obvious we were more than just another deal to be closed. Source Capital really cared about what my client was going through. Sacha helped my client arrive at a realistic assessment of the value of their property while providing various options fulfilling specialized requests. Because of his advice and direction, a potentially turbulent file has been delicately maneuvered through the minutiae of requisite Court approvals and various Title issues. All in all, Sacha and his team have been very knowledgeable about the whole process of obtaining financing and everything was explained in detail, step-by-step. Sacha always took my phone calls when we had questions or needed clarification. Irregardless of the query, we had an answer which allowed us to move forward. I would be remiss not to mention Jhoybell, who pleasantly answers the phone giving assistance, direction and encouragement when needed. I wanted to do cash out refinance on my home as I was looking to expand my family business. I called Source Capital I talked to Sacha Ferranti and told him what I wanted to do. I told him my credit was not good as it showed a foreclosure a year ago. I asked him if it was possible to get cash out refinance with my credit. Sacha told me he was the lender, he also told me not to worry that he will get me approved within 24 hours. He was amazing; and I had a commitment before the end of the day. I was not aware of any title issues on my property until they pulled a preliminary title. This was becoming the loan for hell, with all the title problems, the foreclosure, my low credit score and my lack of income. Sacha was a tremendous help me and was very proactive, one by one he cleared all the problems. The loan would have funded in 10 days as he had promised, but because of the title problems we had to wait until title had cleared the issues. Every time a new problem popped Sacha was there letting me know that he would solve it for me. He kept telling me not to worry and that everything would be fine. I am happy to say, my loan funded on September 5, 2017. I personally was in the mortgage loan origination business for over 35 years. I have seen many difficult loans and have funded many tough loans myself. Sacha was truly professional, and made a very tough loan run smoothly, I truly believe that this loan would not have funded if not for Sacha and “Source Capital”. I got two hard money loans from Sacha at Source Capital. I haven’t had any problems with him or the company. Each time I spoke with Sacha he always came off very professional and to the point. He answered my phone calls and emails usually within the same day which made me comfortable to know that my loan was moving forward towards funding, or if anything else was needed. On one occasion I called in and was unable to speak with Sacha because he was out of the office. However, I spoke with Pat who was well informed about my loan and he was able to tell me what my loan status was. It’s nice to call a company and talk to people who know about your loan immediately and can give you information--especially when timing is so important. You’re not on hold when you call in and people you talk to know who you are, if you have submitted an application and are moving forward in the process. On both occasions the funding came in on time and I was able to purchase an additional piece of property which turned out to be a great success. Honest and Flexible! I strongly recommend Sacha in Source Capital Lending with whom I have worked several times. Sacha is very honest -- the fees and interest rate are very reasonable for a HML, and there are no annoying and expensive fees and points beyond what is initially discussed. Further, Sacha is flexible and helped a lot when I needed his help when converting his HML loan to a conventional loan with one of the traditional lenders. He does not charge prepayment penalties and did not give me any hurdles when I refinanced his loan with the other lender. Further, at another occasion when I refinanced his loans in house, his points for the refinance were also very reasonable. Sacha gets the job done quickly, and I know I can always count on him when there is a good investment opportunity and I need the cash quickly.
