I (or my immediate family) have refinanced with CapCenter four times and have always been very pleased with their service. Each time my refinanced mortgage was subsequently sold to a reputable bank. I would receive a welcome package from the new bank and would contact their customer service to set up auto payments. This process generally went very smoothly. However, I have become extremely dissatisfied with my last refinance after finding out that my loan was sold to Green Tree Servicing. The first I heard of the sale of my mortgage to Green Tree Servicing, was the welcome letter I received from Green Tree Servicing telling me welcome to my new account and your first payment is due on the 1st of the month. “This is a communication from a debt collector in an attempt to collect on a debt” which did not give me the best of feelings. As the letter is vague I thought I had owed a debt to someone, so I look them up on google.On the first page of google it shows 8 results two are for Green Trees web site the other 6 are complaint sites. Below are some excerpts: “Green Tree Servicing Sucks” “Victims of Green Tree Servicing” “Rip-off report Green Tree Servicing” “BOA sold my loan to Green Tree Servicing. Do I have any recourse?” “Victims of Green Tree Servicing and BOA lawsuit” After reading some of the numerous issues other customers have experienced, I was extremely concerned that you would sell my loan to such a seemingly disreputable company. You don’t always believe what you read on the internet, so I called Green Tree Servicing to get my payment information set up. I assumed that when I spoke to a representative I would be comforted by friendly professional service that I am accustomed to getting from a new mortgage servicer. WRONG. I got the angry, stressed communication you would get from a debt collector that you owed money to and were late in paying. After being a customer of Green Tree Servicing for just one day, I don’t have a good opinion and if I could I would move my mortgage servicing company to someone else. I understand, any bank can sell your mortgage to be serviced by someone else at some point, but I would have expected CapCenter to take due diligence in deciding who to initially sell my mortgage to, as I was under the impression that CapCenter cared about their customers overall experience. I am not a happy customer with this whole experience. If (big if) I did recommend CapCenter I would try to specify that they could not sell my mortgage to Green Tree Servicing. I guess I’ll just check my statements every month very carefully make sure that my payments are received on time, and just see what happens but what should have been easy process now has me feeling full of dread.

Worked briefly with Jacob Oliver on a potential purchase transaction. Jacob appears to work at the Richmond, VA Cox Rd. Jacob Oliver works with the listing agent and he seemed inclined to pressure me into either using him as my buying agent so he can collect the 3% realtor fee OR he will not show me the property. When I told him I did not feel comfortable with Cap Center representing both myself and the seller, and that I would like to remain unrepresented, he advised me that the property is going to be shown to others interested and told me good luck in my home search. Jacob Oliver also continued to pressure me to use Cap Center financing services even after knowing I had a lender that I was working with who had already prequalified me. I would not recommend Cap Center, nor would I recommend Jacob Oliver. Plenty of other lenders and realtors out there to choose from.

CapCenter was so easy to work with, on top of their competitive rates and low closing costs. Wes (loan consultant) and Hunter (closing consultant) were extremely knowledgeable, professional, attentive, responsive, and easy to work with. The entire loan process is a breeze and the extensive documents to sign and upload are simple due to their online repository. As this was my first home purchase, I had plenty of questions and CapCenter - by means of Wes and Hunter - was able to answer every query I had. I had nothing but an awesome experience for something so large and stressful and would recommend CapCenter to anyone looking for a mortgage.

I was shopping around for home mortgage and land loans at a local bank when the mortgage officer recommended I take a look at CapCenter as that is what they used themselves. I ended up deciding to stay in my current home and refinance, but I am glad I went with CapCenter. My initial interactions were with Frasier Davidson and he was pleasant and professional. He was happy to explain the process and answer my questions. I ended up communicating with multiple other individuals all of whom were just as professional and friendly (Ann Atwill, Anne Vandeweghe, and very nice man who signed all of the final paperwork at closing).

Absolutely awful! Misled about interest rate negotiation because of unclear communication .Lengthy delay between turnaround after appraisal done (appraiser said his part was complete in 48 hrs. yet Cap Ctr. took 10 days). Delays in processing while mortgage processor on leave and interest rates changing to the great disadvantage of the customer. When complaints made about various issues the supervisor backed up the mortgage processor. Finally went with another company. Still fighting dispute on charges Cap Ctr is attempting to collect beyond the $475 deposit.

My expectations for a hassle free, stress free closing were not too high, since everyone I know says there are ALWAYS delays and issues with real estate closings. What a wonderful surprise! CapCenter is already very reasonable, but we were pleasantly surprised to learn that when you work with a CapCenter real estate agent, you save even more. Capcenter lied about being ready for closing. The issue they used to delay my closing was one I brought to their intention a month before that they said would cause no issues. Capcenter then proceeded to mislead me regarding their offer to make things "right". Capcenter then put together a closing disclosure that is inaccurate and has the city coming after me for taxes, yet the assessed amount stayed the same.
