I engaged Mortgage Master Service Corporation to broker the loan for my house purchase. All necessary documents required for qualification have been submitted to them well in advance of even signing contract on the house. Mortgage Master provided me with an assurance that I am qualified for the purchase. Once the purchase contract was signed they told me that they applied me twice for the loan, but both times the application was rejected. The rejection was explained as the income of the rental property that I own cannot be counted toward my qualifying income and this is a new policy of Wells Fargo - the bank they tried to sell my loan to. During this application process they charged me $500 appraisal fee. I was not satisfied with their explanations and used another broker to get a loan. The new broker provided me with a loan for the same house under the same conditions in two weeks. In addition to that he sold my loan to the same lender that Mortgage Master failed to qualify me with - Wells Fargo. My new broker explained to me that my rental income is qualified and there is not Bank imposed or Fanny Mae guidelines that preclude from counting my rental property income as a qualifying income. From this I concluded that the real reason I failed to get a loan with Mortgage Master is their incompetence and neglect of my case.

Mortgage Master is a great local company and did a wonderful job with refinancing our home. We had talked to two different banks prior and were given very bleak options, however, after talking to Mortgage Master for only a few minutes they were very confidante that we could successfully refinance our house. And that is exactly what happened. The loan officer that we worked with even took time to talk with us on their vacation. Also, we had last minute questions and changes and Mortgage Master was happy to accommodate us. They even went out of their way to stay late so that we could make it in and would not need to take time off work to do the signings. We will absolutely refer Mortgage Master to our friends and family.
