I highly recommend Select Commercial. When I needed to refinance my apartment building loan I started with my local bank. However, after poor follow up I decided to look elsewhere. I found Select Commercial on Google and they looked like a reputable company. I was very happy to see that they had an A+ rating with the Better Business Bureau. Stephen Sobin was a lot better to work with then my local bank. I spent much more time with my bank, only to get nowhere. Stephen kept following up and reassured me that he would be able to get the loan approved and he did. He also got me a better rate. I had a lot of difficulty with my bank because my situation was more complicated than my bank was willing to entertain. Stephen deserves a lot of credit for helping to overcome my challenges. 1.The income that I reported on my tax returns was very inconsistent and required a lot of explaining. My property has experienced a lot of turnover, with non-paying tenants being evicted and property improvements required to attract new tenants. This caused a lot of variance in my monthly income which my bank had difficulty dealing with. Stephen helped me prepare proper income statements and pro-forma for the upcoming year. This analysis of the income helped the underwriter get comfortable with my request. 2.My property is an average looking apartment building in a lower income part of town. I guess my bank was only looking for A-quality properties and larger loans because they really were not very interested in my property. Stephen assured me that he specialized in all property types and not just trophy properties. This is my only property now, but as I grow my investment portfolio, I am sure that Stephen will be available to help. 3.Since this is my only property, I needed a little hand-holding. I did not understand the process and needed a lot of assistance with the paperwork and documentation. Stephen helped me with each step of the process and we were able to close pretty quickly. In summary, I highly recommend Stephen Sobin and Select Commercial. I look forward to my next transaction.

I don’t usually write online reviews, but I just had to write to say what a great job Stephen Sobin at Select Commercial did for me when I needed to refinance my apartment building in New York City. I recently went through a very bad divorce which caused to credit scores to really suffer. I had many late payments, a judgment, and 2 tax liens. Due to the divorce, my property was also not being managed properly. I had several tenants that were not paying the rent and needed to be evicted. Needless to say, I was not able to focus my attention on the management of the property. My current loan was maturing and needed to be refinanced. My bank at the time was unwilling to approve my loan due to my credit rating and the poor management. Stephen Sobin was great. He understood my problem and was able to get a loan approved for me using projected income. He was also able to overlook my credit since he took the time to understand my situation. I am very grateful to have found Select Commercial and Stephen Sobin on the internet. He really came through when I needed help.

I was looking to refinance my mobile home park which is located in a rural part of Maryland. I contacted several local banks and they all only offered short term loans with balloon payments.
