HOME OWNERS! BEWARE OF THIS PREDATORY COMPANY! Royal United Mortgage is the MOST MISLEADING AND UNPROFESSIONAL MORTGAGE REFINANCING COMPANY I KNOW.IN AMERICA. I WAS RIPPED OFF! I was contacted by them and assured by the Rep Jordan Hoffman that since my credit was good and above the score they required and considering I just want to refinance 45k (to get a lower interest rate)and considering my home was worth 6 times more than what I was refinancing, quote " IT IS A DONE DEAL" I got a letter in writing that i was approved and a copy of my credit score. HOW CAN I BE APPROVED AND NOT BE APPROVED? Royal United Mortgage charged me $395 for an appraisal which I did not need because my home is worth almost 300k and I was only trying to refinance 45k and did not need an appraisal even though the home appraised high enough for the refinancing even though I did not authorize or approve the appraisal, to my surprise a few days before the loan was due to close Royal United Mortgage came up with a flimsy excuse that my loan is not approved because I have a studio in my home and they consider it mixed property (even though I am a producer and own an LLC. What a joke) after they have charged my credit card for an appraisal fee I did not need or use. HOW CAN I BE APPROVED AND NOT BE APPROVED? ROYAL UNITED SHOULD HAVE PRE QUALIFIED THE CUSTOMER & PROPERTY FIRST AND IF THE PROPERTY OR THE LENDER DOES NOT MEET THEIR GUIDELINES, THEN THEY HAVE A RIGHT TO NOT PROCEED WITH REFINANCING. IT IS WRONG TO RUN MY CREDIT , TELL ME I AM APPROVED, GIVE ME A GOOD FAITH ESTIMATE, ORDER AN APPRAISAL WHICH I DID NOT NEED ( AND THE HOME APPRAISED AT A VALUE HIGHER THAN WHAT THEY NEEDED ) THEN THEY HAD THE IMPUNITY TO CHARGE ME FOR THE APPRAISAL AND NOT APPROVE MY LOAN. I asked for a refund for the $395 for a service I did not need and did not approve and did not benefit from and nobody from Royal United Mortgage would return my call or address my concern or issue a credit on my credit card. This does not make any sense. I feel used and misled. I am trying to contact corporate to no avail . If I succeed to resolve my issue, I shall update this review.

The best thing about using this company is they work very fast. From my first inquiry with them to the date we closed on the loan was about 45 days. The downside is they have very high fees, so your closing cost is going to be about 30% or more higher than using a traditional bank and you will need to pay very close attention to these numbers throughout the process because they change from quotes to final agreements for a number of reasons that are not always explained to you upfront. Also they will sell your loan, which is very common, but they do so very quickly, which caused some aggravation on my part. The reason is once the loan was closed I had the mortgagee changed to Royal United, with my insurance company and before I made my first payment, they had sold my loan and the mortgagee had to be changed again but the reason it was aggravating was that as part of the closing cost agreement, Royal United was to pay my home owners insurance for 15 months but due to them selling the loan so quickly there was confusion with my insurance company as to who was liable for the payment of the premium. Bottom line, they worked well for me at the time because I only had fair credit and I was able to have a quick process that I needed which allowed me to consolidate some bills. But if you are not in a rush I would not use them for the mere fact that you will pay a lot more in closing cost.

If I could give this company a zero I would. I have already reported them to the Better Business Bureau of Indiana. I applied for a cash out home equity loan. The loan officer, Brad Nylen, assured me I would get the loan. He hurried me to purchase the required home appraisal. Because I was assured I would get the loan, of course I paid $435 for the appraisal. The appraisal was done, and I thought everything was going through fine. Brad Nylen was not calling me back, so I called him. It was then that he told me the loan did not go through because I had not been depositing my rental income into an LLC account. HE COULD HAVE TOLD ME THIS BEFORE I SPENT OVER $400 for an appraisal. Who would pay that money if not being assured the loan would go through. He never gave a refund on the appraisal, though he told me he would try. Stay away from these shady, unprofessional people. I had to contact my credit card company to get a reversal on my charges for the appraisal. A huge hassle for nothing. No integrity whatever with this company.

I was solicited by Royal United Mortgage after applying on LendingTree. I told them I was looking to purchase a HUD auction and they told me that would not be a problem. They quickly pre-approved me for a mortgage and I sent them all of info they asked for. On the day of bidding, I asked again if they would finance the HUD mortgage. I was told “yes” and submitted my bid. The next day, I was notified that I had won the auction and had 24 hours to submit my mortgage preapproval letter along with non-refundable earnest money. After contacting Royal United, I was told “Sorry, the higher-ups said we don’t do those types of mortgages anymore.” I was furious and now had to scramble to find another pre-approval. I wanted answers, but instead only received: “Get your realtor to help you read the pre-approval.” After telling them of my disapproval with their terrible business practices, Royal United suggested that I seek counseling. Stay away from this company and the clueless interns it hires to sell mortgages.

Sincere thanks to Kenneth Andresen for moving me through a refinance task so smoothly and painlessly. I am older and not that computer savvy and Ken was extremely patient and kind to keep pointing me in the right direction to click on what was needed. All steps in the entire process went as scheduled and promised. Kenneth was even so kind as to call asking if I needed any additional assistance. In this day and age it is very scary to give out all your personal data that is needed for this process to someone over the phone and Kenneth handled it very professionally and answered all my (repeated) questions. I recommend Royal United Mortgage (in particular Kenneth Andresen) to anyone even just needing answers as Kenneth did not pressure me or make unnecessary calls to me. Recently I was referred Royal United Bank for a home refinance and was referred to Tim Meistrich who I later called.I was very impressed with his excellent customer service and knowledge.He went above and beyond my expectations in explaining the process, who is going to be calling, what documents I need to have on hand and most of all he was very patient in assisting me with the computer aspect of the process, such as retrieving and eSigning.Tim is very friendly, professional and courteous,I have recommend him and Royal United Bank to my friend and will continue to do so to anyone I know who is interested to refinancing. Contacted this lender about a 15 year mortgage. The agent spent several minutes promoting Royal Mortgage and the stellar service they gave their customers, repeating what a good experience I could expect from this lender. The next several minutes was spent giving her a lot of personal information..She never disclosed the rate or offered to send a Good faith Estimate.. Instead, she wanted to run credit first before giving me any information. I already know my credit is good. I would stay away from this lender. As stated before, within minutes of leaving "The Lending Tree" , the phone was ringing off the hook at my job, Most of the calls from this lender- Would not recommend -

After going through 3 other mortgage companies we were lucky enough to have found Patrick at Royal United. He guided us through the whole process every single step of the way. Always very attentive, always available to ask questions, extremely knowledgeable, made sure we got into something we would be able to afford long term. Great attention to detail. We had several issues arise with the buyers and they handled everything perfectly. Quick closing, very professional, thorough, and just looked out for us. I would recommend Patrick, Marty and everyone else at Royal United. If you want strong buying power and a fast effective team go the Royal route.

Brock W. Symon NMLS#302414 Team Leader was very helpful and responded quickly to my calls or emails until I received our appraisal via email. Once I started questioning how the value of our home only went up $3,000 in the past 5 years and after $20,000 in home renovations (new roofs, updated kitchen, new master bedroom with on suite, new main bathroom, new flooring throughout the entire house) I never heard from Brock Symon again. I sent multiple emails and called several times to only receive his voicemail. Since we paid for the appraisal upfront, it would of been nice to see what options we had. Royal United Mortgage is a joke.

I had the worst experience. I explained my situation from the beginning to Tracy B. Told her my financial problems... she said we will work with you my credit score was over 650 by the time they continued to run it along with my other debtors it dropped tremendously. Tracy B said I had to give the company $1190 for an appraisal for both properties they only appraised one property Low balled me took my money and denied me!!! I am still standing Royal I will work out it with the creditors again I started from the bottom before.. God got it under control.. Next is BBB, next is whatever I have to do to get my refund! Thieves.

Just a note to say thank you from me and my wife. You will never know how pleased we were with your loan agent Tim A. Tim made us feel so comfortable with the process and lifted a burden off our shoulders by suggesting a reverse mortgage for our situation. No other company suggested this option and because we suffered some financial difficulties in the past, all they wanted to do was decline our loan applications. Now we can look forward to retirement and even some travel to visit our Grandson in Florida. I will continue to spread the word about your company and your excellent customer service. I had the smoothest experience with Royal United Mortgage that you could imagine. I was very wary of applying for a mortgage given my circumstances but they bent over backwards to get me an incredible deal that no other mortgage provider came close to. A particular mention must go to Steve Holloway who worked with me every step of the way and to Miranda Jones who processed the deal. They were both very attentive and got the deal done far faster than I had anticipated. We were moved into our new home in a matter of weeks - and at a lower rate than anyone else could or would offer.

DO NOT deal with this company! They have called my phone incessantly every 30 seconds for the last 30 minutes. They are highly disrespectful, unprofessional, and apparently do not get the message that I do not want to deal with them. I actually called their office and requested to be put on their Do Not Call list...guess they are choosing to ignore my request and continue to be obnoxious!!! The Better Business Bureau will definitely be receiving a call about their unacceptable behavior!

As first time home buyers, we were very happy with our whole experience. Our loan adviser, Audrey M, was very helpful in every way. She answered all of our questions, explained everything thoroughly, kept us updated on where we were in the process and even called to congratulate us after our closing. Heather K was also very helpful as well, and both she and Audrey sent us a card after we moved in. I highly recommend Royal United Mortgage and we definitely had a very positive experience.
