We had an appointment with a plumber from Ben Franklin to unclog a drain in our house. The appointment was scheduled for a window of noon to 4 the following day. The next day we received a call at 4 from a plumber saying they were not able to make our appointment that day, but would schedule it for the following day in a window from noon to 3, and that we would have priority since the first appointment was not kept. The next day Cree arrived at our house at 3:30 PM and unclogged the drain. To us this did not seem to define "priority" service after a missed appointment the first day.

Overall I think Benjamin Franklin is a good company but some of their technicians are better then others. Their service fee is a bit more then other companies but they do stand behind their work. My last person was very happy to explain the pros & cons and spend time in conversation rather then simply get down to work. Less talk and more work would have been appreciated. The person prior to that was not able to successfully diagnose my shower problem and consequently left it for the next person.

B. Franklin cancelled my original appointment, but provided a $100 discount in compensation for their cancellation. The plumber, Nicholas, arrived on- time for the subsequent appointment. Nicholas was entirely competent. He was quick to understand the problem, then fixed it by replacing the kitchen sink with upgraded fixtures. He double checked his work for leaks, and left the work area entirely clean. Nicholas was working for me as much as for Ben Franklin Plumbing.

I am sure they are good at some jobs. The plumbers and phone staff are nice. However, after 6 failed visits to fix a leaky toilet flapper valve, I decided to just replace the old toilet. I bought a nice Toto toilet, and they offered to install it at no charge. I came home after the installation, and found that it rocks back and forth (not secured), which is probably doing something to the wax seal. We are on our 8th visit (9th or 10th scheduled) to fix it.

extremely poor. Charged $197 additional to correct work for toilets not set properly: 1. day before which I had paid $343 to have set on new ceramic tile floor. 2. Other toilet set slightly lopsided in new bamboo floor leaving gap on one side. First plumber focused on rubber seal preventing leaking and not on aesthetics of unnecessary gaps if toilets set properly. Office staff very helpful and accommodating. Have disputed charge.

The plumber knew exactly what needed to be done to correct all issues. He is professional. I would recommend others request his services. Ben Franklin needs to obtain a permit from the City & County of San Francisco to be able to park 25 foot trucks on street since parking is so difficult to find. It took the plumber one hour to find a parking space in San Francisco to provide the repair service required for me.

He showed up on time, gave us an estimate and completed the work in a timely manner. Not only was the workmanship great but Nicholas took the time to explain things to us as he was progressing with the work. He has great people skills.

They were very unhelpful, They left a damaged carpet, the area where the leak once was has a very bad smell. I was not updated on the work, tenants from three apartments are very unhappy. They did not unclog the drain and damaged the three units and also charged me $290. Nothing was done, Instead a bigger mess was made.

As far as I know, the servicing of the tankless water heater was fine. I am the homeowner but do not live in the house. Joan is the property manager. I think we still need servicing of the water filter system, as it has been in operation over two years and may need the chemicals inside changed??
