OVERALL 4.0/5.0: Ehren closed the deal and saved me money, but Resolution Realty’s misleading advertising led to frustration when my expectations as a first-time home seller weren’t met. VALUE 5.0/5.0: Resolution Realty’s flat fee (my package cost $2,495) is a stellar bargain when compared to a traditional 3%. Furthermore, because of the money I saved with the seller’s commission, I was able to comfortably offer an outsized 3.5% commission to the buyer’s agent as part of my marketing strategy. MARKETING 2.5/5.0: It’s important to caveat that I’m NOT an experienced home seller, and my overall familiarity with real estate is limited. I was especially skeptical when Resolution Realty’s website and promotional materials claimed not only comparable service to a traditional commission-based realtor but actually superior service. Now, having completed a transaction with Resolution Realty, I consider this claim to be misleading. Based on consultations with other realtors as well as insight from family and friends, I don’t believe the level of service I received to be commensurate with what I could have reasonably expected from a traditional percentage-based brokerage. Let me be clear that I wouldn’t have expected such a level of service if it hadn’t been promised to me both in writing and verbally. I think it’s entirely reasonable to provide reduced service for a reduced fee; however, I also think it’s entirely reasonable for me to expect the level of service that was promised when it comes time to follow through. Here’s a closer look at a few issues I encountered: 1. Inadequate Staging Advice. I asked Ehren twice about staging my home and both times he demurred, saying something like ‘people often overthink staging’ to drop the topic. I feel like this was a HUGE mistake, and it became much more evident later on when I had exactly zero showings by the three-week mark. I only started to attract buyers after my girlfriend and I bought decorations, re-staged furniture, and sent Ehren our own photos to be posted online. 2. Ineffective Photography. Ehren’s photographer didn’t seem to think staging was important either. In total, he spent about 15 minutes shooting my entire 2,200 sq/ft house and seemed much more concerned with leaving quickly than producing a quality product. I repeatedly asked him if I should reposition any furniture/objects to make the shot more polished, but each time he chuckled and waved me off. On top of that, I specifically directed him NOT to include a few things (e.g. litter boxes, my girlfriend’s dog) in his shots, but somehow they ended up online anyway. As a final thought, his “HD Photography” also simply didn’t look as attractive as when I used my cell phone/filters to re-take most of the photos a few weeks later. COMMUNICATION 3.0/5.0: My communication experience with Ehren was mostly positive, though I can’t say the same of my interactions with a few of his associates. 1. Insisted I List My Cell Number on MLS. Ehren insisted that I allow him to list my cell number on MLS instead of his cell or a Resolution Realty phone number. I assume this is a standard tactic they use to reduce their workload, but I find it unacceptable. In any case, he only agreed to switch out my number after aggressively and repeatedly attempting to dissuade me. 2. Ehren Was Responsive. I typically didn’t have any trouble getting in contact with Ehren. He normally responded to emails and texts within 30 – 60 minutes and calls immediately. NEGOTIATION SKILLS 5.0/5.0: Negotiation is the area where I feel Ehren truly shined. He successfully got me full asking price and expertly handled a last-minute issue with my HOA that nearly derailed escrow. He effectively negotiated on my behalf when the buyer demanded an outrageous credit and talked them down to 20% of the original amount.

I did a lot of searching around for a realtor to handle the sale of my North Las Vegas home. Originally thinking I wanted an individual, I ended up with Ehren and his team at Resolution. I was initially skeptical of the team concept, fearing things might fall through the cracks, but my fears were greatly misplaced. They handled every phase with tremendous efficiency, and made it all very easy, and most importantly, they did what they said they would do. I saw some horror stories about homes sitting on the market for over a year, but Revolutions had my home in escrow in just over a month. I also have to say, Ehren is a calming influence, and knows the market inside and out. Whenever I got nervous, he was there to take my call, and everything he said came to fruition. You want to sell your home, so you need a firm with a wide market reach, and that is what Resolution proved to be. I would strongly recommend them to anyone.

I have been buying and selling properties for many years using a the traditional broker/agent with full commissions and fees. Too often the broker/agents make more profit than the seller which is wrong on so many levels. I decided to try RR to sell an investment property because I liked their concept and approach to business. RR exceeded my expectations and sold my house within weeks. Their specialist driven process and pricing is professional, efficient and completely transparent. I will continue to use RR exclusively on future real estate transaction because this is the future of real estate sales. My advice to potential buyers and sellers is do your homework and simply try RR first because all you can lose by using traditional broker/agent is high commissions/fees and research that anyone can do online.

POTENTIAL BUYERS BEWARE! Very BAD experience with this realty. We made an offer at asking price and then another offer 10k above asking for a short sale they have without knowing if there were multiple offers because we really like the house. We NEVER hear anything back from the listing agent even after MULTIPLE times our realtor contacted them regarding the status. We have such a BAD experience dealing with their lack of communication. The only reply we got from the listing agent is they are waiting on the seller, and that was after MULTIPLE attempts during the course of a week. We felt like we have been blindsided when the house we made an offer on just went into Active Contingent status on MLS. And yes, nothing was communicated with our realtor about the status, not until now.

When I began my property search with Ehren he presented me with informative demographics, statistics, trends, and other insight on the area I was looking at, helping me to be an informed buyer. Granted a lot of this information is available online, but Ehren gave it a personal touch from a person who lives there. Ehren always answers his phone and responds to emails very fast as well. When it came down to the contract, escrow, title company, and inspections Ehren was on top of it! He has an eye for the details and WILL keep your timeline on scheduled.
