THANK YOU!! THANK YOU!! Federal Hill Mortgage (Tammy Saul)! Being a single mom in this society is not always the easiest. It truly is a daily grind of work, children and catching a few zz’s when you possibly can. Despite the monotony and daily grind our dreams still live on. They live on and we hope that one day just one of those dreams can actually come true! Until I was recommended to Federal Hill Mortgage (Tammy Saul), one of my biggest dreams for my family always felt possible but ended up simply out of reach. I wanted to be a homeowner! I wanted to fill that one void for my family and most of all stop paying double the cost to a landlord than I would my own mortgage payment. I applied at several companies, banks, lenders, on multiple occasions over the past 3 years and it always had ended the same! (empty promises, guarantees and false hopes) UNTIL Monday! Federal Hill Mortgage MADE IT HAPPEN! Despite all the obstacles my personal situation threw their way they actually did it! They found their way through it all! Through my less than desired income, rocky credit (Divorce does that to an individual), totally poor savings habits, completely unorganized documents etc. You name the hurdle and I swear I was the walking billboard for it! Not only did Tammy/Tiffany have solutions to all the hurdles they never failed to have a “Plan A, B and C!”. They kept me informed every second of the way while finding this amazing balance to be straight forward, honest and keep me calm! That in itself is worth serious KUDOS . Keeping me calm is not always an easy task on a normal day let alone one of these stressful times. Yet they did it! It was natural for them! I never felt like just another name on their monthly checklist of clients! They actually cared! THANK YOU!! THANK YOU!! Federal Hill Mortgage (Tammy Saul)! I will never have pay rent again! My children can actually get comfortable in their school and neighborhood, without fear of getting close to people and having to move! You have made my dreams an absolute reality! I will forever be grateful!

Wow! This is fantastic and unbelievable. I screamed with joy and excitement and therefore exposing my toothless front teeth due to reconstruction of dental implant. My nightmare about losing our dream house has turned to jubilation. The story began when my wife and I purchased an “interest only” house we loved during the housing boom at a rate of 7.6%. Then followed by the “bust”. During modification the second mortgage was cancelled after paying $10,000.00. However, the interest rate remained the same because of our household income, they told us. Attempts to refinance was unsuccessful because the house was “under water”, they told us. “Luck” knocked on our door one afternoon after a miserable morning and referred us to the ‘Federal Hill Mortgage Company, LLC’. Our house has been refinanced with an interest rate under 4% and monthly payments reduced by 26%. Our experience with “Federal Hill Mortgage, LLC is quiet simple: They have knowledge about the federal and state programs available to home buyers. They understand the flexibility of the mortgage market and the various instruments to assist each home buyer. They have experience and skills in response to the changing mortgage market. Above all, my congratulations to Ms. Tammy Saul, and her team of abled workers for their competency and diligence. Now we sleep peacefully at our home and pride ourselves for our hard work. A few months ago, my husband and I began the journey towards home ownership, and it started with a call to Federal Hill Mortgage. Tammy managed our case and helped us with the first step: the pre-approval letter. We gave her a call on a Monday, and we had the letter on Friday. The turn-around from our first call to pre-approval was incredibly fast and very important. We had found a house and did not want to lose to opportunity to put in an offer. A few days later, our offer was accepted! We were ecstatic! But then we ran into a bit of a problem: the sellers wanted a faster than average closing date, which all hinged on the loan being ready. Tammy and Liz were not only willing to get us the loan quicker, they were undaunted. It was all going great until two and a half weeks before the closing date. There were some appraisal issues and the underwriter decided to not continue with our loan. My husband and I were very worried that we would not be able to close on time. We had given notice in our apartments and had everything ready to move. Tammy and Liz again stepped up to the challenge. We began the process with a new underwriter. Somehow, Tammy and Liz had everything ready to close on time. On the big day, everything went smoothly and we became homeowners! It could not have happened without the team at Federal Hill Mortgage.

This company was a nightmare to work with. I chose them simply because of their high ratings online which was the worst decision I could have made. They lost documents that I provided them with, they ignored deadlines, and dodged my calls. They nearly cost me my house quite a few times. In the end we closed a week late on our house (after their assurances for weeks that we would close on time), due solely to their incompetence. You will call in to the office and be told Tammy is not available, meanwhile she will send you an email instead. Steer clear of this shady firm.

How can I put this most strongly? I would say that Tammy showed indefatigable responsiveness. Whether it was a weekend or a weekday, whether it was a morning or evening, she was continuously available by email and / or phone. I have never heard of a loan officer who was this available, and it is hard to believe that she continuously operates at this pace. In this hot real estate market it was so nice to be able to call Tammy on a Saturday night and she would have the mortgage pre-approval letter ready to hand in with our offer by the next morning, if not that same night.
