I am a REALTOR in Colorado, since 1993, and have been paying for a home warranty for each client who buys or sells through me for more than the last 10 years. From time to time, I request a year end report of claims paid for my clients. I am pleased to share that they regularly pay out in excess of $5,000, and my clients usually renew out of their own pocket. The monthly payment plan offered is very helpful to many young families and, the fact that every time a claim is paid Blue Ribbon sends me a letter letting me know how much they saved my client, makes me keenly aware of the value I am providing my clients. As for those who have negative remarks, let me say that a copay is normal, a ceiling for each type of claim is normal, reading the policy would help inform the homeowner of what is not covered before the service provider is called. Not all items are covered in any insurance policy. And, topping the list of items not covered would be those items that are already in need of repair as reflected in the inspection report. For those who have posted a negative response because they were unaware of coverage or forgot they had coverage, that is hardly a demerit against Blue Ribbon, in my opinion. For other REALTORS considering offering a Blue Ribbon Home Warranty for their clients, I can only say, it is one of the most satisfying business decisions I have made, as a standard practice. Of the several home warranty companies I have experienced, Blue Ribbon is my preference.

If i could give 0 stars I would! I called today to try and get some appliances fixed and all I got was attitude from both the service clerk and a member of the management team names John. I can honestly say that I received the worst customer service I have ever experience with a company. The clerk and John were both extremely rude and unprofessional, I expect better from a small business since they tend to take care of their customers better than bigger companies. All that was asked was to send a technician to ensure the proper operation of my water heater since it is old and I was concerned for the safety of my family and I was told that unless I was swimming in my basement they would not replace the unit. This is just absurd; I am paying for a service that replaces or repairs appliances and when I try to make a claim I get the run around! I then asked for my refund and they had the audacity to tell me that my refund will be prorated after avoiding filing three claims for me. STAY AWAY!! Home Warranty of America is way better and they value their customers unlike these people!

I’ve been with Blue Ribbon for over 15 years. They have been outstanding. They are a family owned and run business that is very responsible and fair. After reading some of the complaints about them online it is pretty obvious most of these people did not read their agreements. I can personally verify that some of these complaints are blatantly not true. Customer service is always top notch and they cover exactly what is spelled out. The big advantage here is that their service people know they are getting guaranteed work, so that are extremely motivated to do a good job. There is zero co-pay for me to have work done and I am able to get workman out to my place much faster during peak times. As an example when my air conditioner broke down in the middle of summer I had a repair done within 24 hours on the weekend, with no additional weekend rates. They follow up the service calls and guarantee the work. They cover appliances, electric and water.

I hope this helps people when they make a decision to go with this company or chose someone else. The service and the representatives were all very nice to talk to but be extremely careful and make sure to look at the small print in the contracts. We were told to replace our dishwasher within a month to receive our cash out payment. We did this and turned in our receipt after 30 days. I then received a message from a supervisor saying that even though I replaced my dishwasher within the allotted time and had an active policy they were denying my claim and would not be sending me my cash settlement. They then showed the small print saying that I had 30 days to send in my receipt. I actually work for an insurance company and can honestly say that if that was how we did business we would be closed within a year. Very dissatisfied and disappointed with this company and I will be choosing a different company to take care and protect my family.

My first experience with Blue Ribbon Home Warranty (BRHW)was not the most pleasant one because of miscommunications between BRHW explanation of what our warranty covered and the process of getting our refrigerator fixed. It was a very time consuming affair and I had to be on top of them to make sure that our warranty was going to be honored. After many phone calls, emails, and further miscommunications, our warranty was honored, and we received our reimbursement. I was frustrated with BRHW because it was the first accident as a new homeowner and really just wanted this ordeal to handle quicker. At the end of the day, my warranty was honored, refrigerator fixed, and our house is still under BRHW. Thanks Terri for all your assistance.

I am surprised by all of the negative reviews, maybe we have just gotten lucky. We purchased the gold plan warranty when we bought our house in Dec of 2015. We have used them twice to repair our washing machine. Both times they responded quickly and covered the repairs minus our deductible. They were up front that I had a dollar limit for coverage per warranty period and that I had $ remaining. They explained that if the repair was more than that amount I would have to pay the difference. I think as long as you read the contract and understand what is covered and to what extent you will be very pleased with their service. So far we have been very pleased and happy that we bought our warranty through them.

This is the worst company ever. My furnace broke down today and they sent me one of their thieves. He wanted to declare the call a maintenance emergency from the get go so that the warranty would not be in effec. He cleaned up a clogged pipe in five minutes and then made me pay $200. I had no choice but to pay. I would never renew this warranty since they will send you someone who will take you to the cleaner after showing up to inform you that the repair is not covered. You are better off sticking to hiring someone you trust and who will charge you a reasonable rate instead of paying through the nose for a warranty that covers nothing and then a thieve who will charge you an arm and a leg for nothing.

Blue Ribbon refused to honor their repair agreement of the Gold Coverage I had. They argued that the refrigerator problem I had was due to lack of maintenance. How many people do maintenance on their fridge? They tried to make me pay the repair man they sent out plus the $55 service fee. 2 months later the refrigerator had the same problems of leaking and thawing. It was definitely a re-occurring mechanical problem. But again when the service man came out, they said it was a maintenance problem, not a repair, and refused to cover the charges. Why get a Home Warranty with Blue Ribbon Home Warranty if they refuse to cover your appliances when they need repair...its a waste of money.

We got the "Blue Ribbon" warranty when we purchased our home. Numerous issues have come up, and in all but one vary small issue they said they did not cover. Then told us only cover interior issues. Well we just had another "interior" issue that they have refused to cover. They are "scammish" in their customer "no" service. The words "Blue Ribbon" represents "Top", "First Place" and "Best in the Field"... This is not even close to true with this company and their service. Beyond disappointed! This is only the 2nd negative review I have written in the last 2 years... I tend to try and brag on, and reinforce great customer service and good business. Not Here!

this company will use any loophole to not pay for repairs, we had a built in sump pump but they called it a sewer injection pump, just so they do not have to pay for repair, property inspector said it was a built in sump pump, and their contract says it is covered but they did not cover it when it broke! Then they decided they are just going to keep money spent for annual warrentee and not cover things that were repaired by the seller. They informed me by sending the notice to an address that I no longer lived, post office forwarded it but I did not get it for another week. Just bought a new home, If they will not cover home they should just refund money!!!

I found Blue Ribbon Home Warranty unresponsive and unhelpful. When problem arose they took no responsibility. I made the decision not to move forward with them. If they were unreliable prior to paying for their service I did not expect them to be reliable and do the right thing after I paid for service. They are very focused on their own needs and convenience while very neglectful of the customers. They sell a type of insurance that provide home owner some predictability and assurance but I was confident they were not going to provide the piece of mind I wanted in a home warranty. It seemed like to much of a one way relationship.

I have read the critical comments here, and they do not describe my experience with Blue Ribbon. We got a policy when we bought our house, and we have had several claims with solid service. Even when we had a potential claim that was not covered because of faulty installation, John put us in contact with additional contractors to try to help us take up the issue with the people who sold us the house. My claims, which have included major appliances and pool equipment, have all been paid promptly. I recently renewed since I like the peace of mind of knowing I have my house protected. To me, Blue Ribbon is well worth the price.

I have to disagree with these reviews. I have been a Blue Ribbon Warranty customer for over 15 years. I have never once had an issue with them repairing or replacing anything that they cover. There has been times when something was questionable to repair, so they just replaced it without me even asking. I do not know what all went on with everyone else on these reviews, but NONE of these problems have ever happened to me. Also, they are not a "fraud", they have taken good care of my house all these years. I recommend them to everyone I know.

They send their own oven tech out. The tech claims it is normal for a gas oven to take over 35 minutes to warm to 350 degrees and that it will then vary by over 100 degrees, and that it may only get to 225 degrees after an hour. The tech claims this is normal, leaves without doing anything. Blue Ribbon then bills $55 for work performed. NO WORK was done. I paid a different firm to calibrate and adjust the oven. Works fine no thanks to Blue Ribbon. Buyer beware!

95 degrees with no air conditioning. Called to get someone out to check and make the repair. Was told it would be 2-3 weeks before anyone can come out. Was also told if we chose to have it repaired out of normal business hours we are responsible for all of the cost. Bad thing is we a 4 month old and are going to get a hotel room , guess we eat that cost as well. Blue Ribbon Warranty is definitely a joke and a waste of money.

This place is a joke. There seems to be a loophole in every coverage... Both of my claims in two years have been a total nightmare. Nonexistant customer service—with the exception of Desire. I could write a book on it. But to make a long story short... If you plan on realizing any of the benefits of the Warranty, be prepared to fight, negotiate, and manage the entire experience. I would give them 0 stars if I could.

GREAT CUSTOMER SERVICE! Our air conditioner went out in the middle of a heat wave and at first the only available service was in 2 weeks. After talking to Marty he agreed that was too long and told us to find our own contractor and they would reimburse us. That is above and beyond and I was impressed that they cared enough to do that for us. Absolutely recommend Blue Ribbon, they are worth every penny!
